Big progress this week! The second-floor exterior block and interior framing are complete, the trusses are up, and roof sheathing is underway on our new home in Star Farms at Lakewood Ranch.

The house is really starting to take shape! Once the framing and roof sheathing are completed and inspected, we'll move into the mechanical, electrical and plumbing rough-ins.

Every week it looks a little more like a home!

We're documenting the entire process, from choosing Star Farms and selecting our lot to negotiating the contract and following the build all the way through closing.

Our New Construction Buyer Journey: Part 2: Negotiating & Signing the Contract

Once we chose Star Farms at Lakewood Ranch, our homesite, and the home we wanted to build, it was time for one of the most important steps: negotiating the deal and signing the builder contract.

One of the biggest lessons for new construction buyers? The advertised price and incentives is only part of the deal...

Depending on the builder and current market, there may be opportunities involving:
💰 Paid Closing-costs
📉 Financing or interest-rate incentives
🏠 Upgrade and design credits
🍽️ Appliance packages
🌴 Homesite premiums
📋 Other builder incentives

But getting a good deal isn’t just about incentives. We also carefully reviewed what was actually included in the home, our deposit requirements, financing deadlines, construction timeline and the terms of the builder’s contract.

And this is important: the builder’s sales team represents the builder.

Having your own Realtor involved before you first visit the builder can help you get the best deal possible, not just the advertised price and incentives, Realtors can usually get YOU MORE!

July 2026 Real Estate Market Update for Manatee & Sarasota Counties

The July numbers are in, and we’re seeing some very encouraging shifts across Manatee and Sarasota Counties compared with this time last year.

🏡 Closed sales are up across both counties, with particularly strong activity in the condo market.

📈 Manatee County
• Single-family sales +11.2%
• Condo sales +18.4%
• Single-family median price: $495,000

📈 Sarasota County
• Single-family sales +2.9%
• Condo sales +33.1%
• Single-family median price: $493,500

One of the biggest trends I’m watching is inventory. Months of supply has dropped substantially from July 2025 across both counties, while buyer activity has increased.

What does that mean? Southwest Florida real estate is highly local, and the market is changing. The story isn’t simply “buyers’ market” or “sellers’ market”—price point, property type and location matter.

🚧 Construction Update #3 — First-Floor Framing Is Underway!

Another week of progress on our new home in Star Farms at Lakewood Ranch!
Last week, the first-floor concrete block walls were completed and inspected. Since then, the first-floor lintel has been poured with concrete, reinforcing the block walls and providing structural support above the doors and windows.

🔨 Now underway: First-floor framing.
Once the framing is complete, construction will move up to the second floor, where the block walls will be completed and inspected. After passing inspection, the second-floor lintel will be poured with concrete.

We’re getting closer to seeing the full structure of the house take shape!

Big progress this week on our new home in Star Farms at Lakewood Ranch!
The first-floor concrete block walls are now complete and are being inspected. Once the inspection passes, the next step is to pump the first-floor lintel with concrete, which reinforces the block walls and provides structural support above doors and windows.
After that, construction will move on to framing the first floor, and we’ll really start to see the layout of the house come to life!

🦅 Rainy day visitor in our yard — a red-shouldered hawk decided my fence rail made a perfectly good perch, storm or not.

These guys are year-round residents here in Florida, and if you’ve ever heard that sharp “kee-yer, kee-yer” call overhead, that’s them — one of the most vocal hawks in the Southeast. They hunt from perches like this one, scanning for snakes, frogs, and small mammals in the grass below.

Another reminder of why I love where we live. Between the wildlife, the green space, and mornings like this, Lakewood Ranch has a way of surprising you.

I’ve helped many families relocate to Lakewood Ranch, but this story is a little different.

It’s personal.

Years ago, my wife, Anna, left everything she had ever known in Germany to build a new life in upstate New York. She said goodbye to her family, lifelong friends, familiar places, and the only home she had ever known. Starting over in another country isn't just about packing boxes, it’s about finding the courage to leave your comfort zone and believing something better is waiting on the other side.

When it came time for our family to leave Upstate New York and start over in Florida, I often looked to Anna for that same courage and confidence. She had already faced the fear of the unknown, stepped away from everything familiar, and built a new life in a place she had never called home before.

Knowing she took that leap years earlier reminded me that sometimes the biggest opportunities come when we’re willing to be uncomfortable, take a chance, and believe in a better future.
Today, when I see her enjoying coffee by our pool, watching our kids grow up under the Lakewood Ranch sunshine, and living a life we once only dreamed about, I’m reminded that some of the biggest leaps of faith lead to the greatest rewards.

Her journey is one of resilience, hope, and the belief that "home" isn't always where you were born, sometimes it's the place where your future begins.
