My wife Anna and I recently took that step ourselves. We purchased a homesite in Star Farms at Lakewood Ranch, Florida, and we are excited to share our complete new construction journey from the very beginning all the way through move-in day.

New Construction FAQ: Star Farms & Lakewood Ranch

Answers to the questions we hear most from buyers building new in Lakewood Ranch, straight from working the process ourselves.

Most builders in Lakewood Ranch and Star Farms quote 8 to 12 months from contract to closing, though timelines shift with permitting, weather, and material availability. Ask your builder for their current average close-out time for the specific floor plan and community phase you're buying into, since it can vary community to community.
Builders rarely move on the base price, but there's often room on incentives: closing cost credits, rate buydowns, design center allowances, or upgraded lot placement. Incentives also tend to be stronger toward the end of a builder's fiscal quarter or year, so timing your contract can matter as much as the negotiation itself.
The builder's on-site rep represents the builder, not you. Bringing your own buyer's agent typically costs you nothing extra since the builder factors in a co-broke commission, and your agent can help you evaluate incentives, review the purchase agreement, and negotiate on your behalf. It's worth registering your agent with the builder on your very first visit, since most builders require that to happen before or at your first sales office visit.
Most Lakewood Ranch communities, including Star Farms, carry both a Community Development District (CDD) fee and an HOA fee. The CDD funds infrastructure like roads, utilities, and amenities and is repaid over a set number of years, while the HOA fee covers ongoing maintenance of common areas and amenities. Both vary significantly by community and can change year to year, so always request the current CDD and HOA figures in writing for the specific address you're considering rather than relying on general estimates.
Think about sun orientation for your lanai, distance from amenity centers and main roads, whether the lot backs to preserve, pond, or another home, and any lot premium being charged. Preserve and water-view lots carry premiums but hold resale value well. Walking the actual lot and community site plan in person, not just looking at a rendering, is worth the extra time before you sign.
Pay close attention to the estimated completion date language (most builders won't guarantee a firm date), the deposit and escrow structure, what happens if construction costs rise before closing, and your inspection rights during and after the build. Builder contracts are written to protect the builder, so having your own agent or a real estate attorney review it before you sign is worth the time.
Yes. New doesn't mean flawless. A third-party inspection, ideally at the pre-drywall stage and again before closing, can catch framing, electrical, or plumbing issues while they're still easy and inexpensive to fix. Many buyers skip this step assuming municipal inspections are enough, but those inspections check code compliance, not workmanship quality.
Most buyers use a standard mortgage locked closer to completion, since long build timelines make early rate locks risky for lenders. Many builders offer preferred lender incentives, like a credit toward closing costs or an upgraded rate, if you use their in-house or partnered lender. It's still smart to get a quote from an outside lender too, so you can compare and use it as leverage.
Star Farms sits within the newer Lakewood Ranch Southeast expansion, which brings additional planned acreage, new amenity centers, and updated floor plans compared to the more established village areas. Homes here tend to be newer builds with less mature landscaping initially, but buyers get access to the latest builder finishes and community design while still tapping into the same top-ranked school zones and Lakewood Ranch-wide amenities.
Structural changes, electrical rough-in, plumbing rough-in, and anything behind the walls should be done during the build, since retrofitting later is far more expensive and disruptive. Cosmetic items like light fixtures, backsplash, and some flooring can often be done after closing for less money through outside contractors. A good rule of thumb: if it requires opening a wall, do it now; if it's surface-level, you can usually wait.
