Follow Our Buyer Journey: Building a New Construction Home in Star Farms at Lakewood Ranch

Meet Michael & Anna, And Follow Our Build...

Michael and Anna Fyvie enjoying dinner on the Gulf of America.

Building a new construction home is one of the biggest decisions a family can make  and one of the least understood. Most buyers go into it without knowing what actually happens between choosing a community and picking up the keys.

My wife Anna and I are documenting our own real new construction journey, start to finish, building our Hayden model with D.R. Horton in Star Farms at Lakewood Ranch. This page is the hub for that entire series — every decision, every milestone, and every lesson we learn along the way, updated as we move from empty lot to move-in day.

As a Lakewood Ranch Realtor, I’ve guided many buyers through this exact process. Now I’m living it myself, and sharing it in real time so future buyers know what to actually expect — not the builder brochure version, the real one.

Expected closing: December 2026. Follow along below.

Why We’re Documenting This Journey

Most new construction content online is either builder marketing or generic advice that doesn’t reflect what actually happens on the ground. We wanted to give buyers something different: a real, unfiltered account of the process from someone who is both living it as a buyer and guiding clients through it as an agent.

Each stage of our build gets its own post covering what we decided, what we learned, and what any buyer in Lakewood Ranch or Southwest Florida should know before facing that same decision.

What This Series Covers

Whether you’re building with D.R. Horton, another builder, or in a different Lakewood Ranch community entirely, the lessons in this series apply broadly:

  • How to choose a community based on lifestyle, not just floor plans
  • How to evaluate builder incentives and contract terms
  • What upgrades are worth the money, and which ones you can add later
  • What to expect at each construction milestone
  • How to protect yourself with inspections and contract review
  • What actually determines your timeline to closing

The Journey Steps So Far...

Step 1: How To Pick The Right Community and Lot!

Part 1: Why We Chose Star FarmsHow to Pick the Right Community and lot!
Before floor plans, before lots, before anything else, we had to answer the question most buyers skip: what lifestyle do we actually want to live? This post covers how we defined that, the honest pros and cons of Star Farms, and why lot selection deserves to be its own separate decision from choosing your community.

Part 2: Contract Signing and Negotiating Terms (coming soon)
What we reviewed in our builder contract, where buyers commonly leave money or protection on the table, and why having your own agent review the agreement matters.

Part 3: Design Selections and Upgrades (coming soon)
Which upgrades we chose, which we skipped, and the difference between structural upgrades worth doing now versus cosmetic ones that can wait.

Part 4: Permitting and Site Preparation (coming soon)
What’s actually happening behind the scenes while the lot sits quiet — permitting, infrastructure, and why this stage takes longer than buyers expect.

Part 5: Foundation and Framing (coming soon)
The moment the home becomes real. We’ll walk through the framed footprint and cover what to look for at this stage.

Part 6: Mechanical Systems and Interior Construction (coming soon)
Plumbing, electrical, HVAC, and why a pre-drywall inspection matters more than most buyers realize.

Part 7: Final Inspections and Walkthrough (coming soon)
Our punch list, what we found, and how to handle corrections before closing.

Part 8: Closing and Move-In Day (coming soon)
The final milestone — closing, move-in, and a full retrospective on what we’d do differently.

New Construction Buyer Journey FAQ

Why are you documenting your own home build? +

As a Lakewood Ranch Realtor, I've guided many clients through new construction, but experiencing it as a buyer myself gives an even deeper, more practical perspective to share. This series follows our real journey with D.R. Horton in Star Farms, from choosing a community to closing day, so future buyers know what to actually expect.

Does this series only apply to Star Farms or D.R. Horton buyers? +

No. While our specific build is in Star Farms with D.R. Horton, the decision-making process, from choosing a community that fits your lifestyle to reviewing contracts to evaluating upgrades, applies to new construction buyers anywhere in Lakewood Ranch, Sarasota, or Manatee County, regardless of builder.

How often is this page updated? +

This hub page is updated as each new stage of our build is completed, with a new post added for every milestone from lot selection through closing. Our expected closing date is December 2026.

Can you help me with my own new construction search in Lakewood Ranch? +

Yes. As a local Realtor, I help buyers evaluate communities, tour homesites with builder representatives, review builder contracts, and negotiate incentives, all at no additional cost since builders factor in a co-broke commission for buyers who bring their own agent.
