The first Lakewood Ranch village inside Sarasota County. 12 neighborhoods, seven lakes, and a water taxi to your town center.
Lakewood Ranch’s first Sarasota County village and still the only one with a built-out town center, water taxi, and established resale market. A major expansion (LWR Southeast) is approved, but years from delivery.
When people say “Lakewood Ranch,” they usually mean Manatee County, sprawling, master-planned, and terrific. Waterside is something different. It’s the southwesternmost tip of the Ranch, the first section built inside Sarasota County, and that single geographic fact changes the lifestyle math in several meaningful ways.
From the Waterside neighborhoods, downtown Sarasota is roughly 20 minutes. Siesta Key, consistently ranked among America’s top beaches, is about 25 minutes. Most of the rest of Lakewood Ranch is a 35-to-45-minute drive to the same destinations. For buyers relocating from coastal markets, that gap matters.
A major Lakewood Ranch expansion — "LWR Southeast" — covering 2,200+ acres in Sarasota County has been approved and is targeting home sales in 2026. When it comes online, it will share a county address with Waterside. But Waterside has a 5+ year head start: an operating town center, an established lake and trail network, active resale, and a running water taxi. That matters for buyers who want a community now, not eventually.
Consistently ranked #1 or #2 in the U.S. for its powdery quartz sand.
Opera, ballet, galleries, and the culinary scene of a real cultural city.
A premium outdoor mall anchored by Saks, Macy's, and 100+ shops and restaurants.
Just 10 miles down University Parkway — non-stop flights to major Northeast hubs.
Upscale waterfront shopping and dining on Lido Key, with Lido Beach steps away.
Tampa, St. Pete, and the entire Gulf Coast corridor via I-75 on your west side.
Sitting on a 36-acre peninsula overlooking mile-long Kingfisher Lake, Waterside Place is the social hub of the village. It holds 112,000 square feet of retail, dining, and office space alongside an eight-acre park and miles of nature trails.
In October 2025, the Farmers’ Market at Waterside Place was named the #1 Farmers’ Market in America by American Farmland Trust — beating nearly 1,300 markets nationwide. That’s the kind of Sunday anchor that actually keeps people planted in a community.
Current and recently opened tenants as of 2026.

AMENITIES WORTH KNOWING
Across Waterside, amenity pages tend to lead with pools and fitness centers — and yes, most communities have both. But the detail that Waterside buyers from the Northeast usually respond to is the Midway Sports Complex shared between Wild Blue and Shellstone.
Thirteen acres. Eight pickleball courts. Six tennis courts. A kayak launch onto the lake system. A pro shop, a dog park, and a dedicated events lawn. This is the kind of facility that drives purchase decisions for active buyers who want more than a lap pool.
8 courts at the Midway Complex — one of the largest private pickleball facilities in the Ranch.
6 dedicated courts with pro shop access. Most individual communities add their own courts on top.
Direct water access from the complex onto Waterside's lake network — without a car or a trailer.
20+ miles of trails link all neighborhoods. Golf carts are a legitimate transportation mode here — not a novelty.
A NOTE FOR OUT-OF-STATE BUYERS
Most Lakewood Ranch community pages — including the community’s own — lead with Manatee County’s A-rated schools because that’s where the majority of the Ranch sits. Waterside is different. Because it’s in Sarasota County, Waterside students fall under Sarasota County School District, which is a separate system entirely.
That’s not a negative — Sarasota County schools are well-regarded and the district is planning additional school capacity as Waterside and the incoming LWR Southeast expansion grow. But if school district is a key variable in your decision (and for many Northeast relocators, it is), this is the conversation to have before you fall in love with a floor plan. Always do your research before deciding, visit school sites like greatschools.org or niche.com
It's currently the only built-out Lakewood Ranch village in Sarasota County. However, a major expansion called Lakewood Ranch Southeast — covering roughly 2,200 acres — has been approved and is expected to begin home sales in late 2025 or 2026. For now, Waterside has years of infrastructure, an operating town center, established neighborhoods with resale inventory, and a water taxi — none of which LWR Southeast will have at launch.
Approximately 20–25 minutes to Siesta Key and Lido Key. For comparison, most other Lakewood Ranch neighborhoods are 40–50 minutes from the same beaches. If beach proximity is a priority — and for many buyers relocating from coastal Northeast markets, it is — Waterside's position is meaningfully different from the rest of the Ranch.
The range is wide: townhomes in Avanti start in the low $400,000s; the 13 Kingfisher Estates lots are custom homes starting at $3 million and up. The median sales price across Waterside runs around $883,000. Most single-family new construction starts in the $500,000–$800,000 range depending on community and builder. Wild Blue and LakeHouse Cove tend to be the highest-priced resale communities.
Most are not. Sarasota County regulations restrict gating in Waterside, so the majority of neighborhoods have open access. The exception is Windward, located at Lorraine Road and Fruitville Road — it is the only gated community in the Waterside collection. This is actually a deliberate design philosophy: Waterside was built around shared water access, and gating individual neighborhoods would have fractured that connection.
HOA fees in Waterside range considerably by community. Avanti and similar townhome communities run around $100–$200/month. Mid-tier single-family communities with amenity centers typically land around $300–$500/month. Wild Blue, with its extensive resort amenities and premium landscape maintenance, runs $800–$1,000/month. Most communities are maintenance-free, meaning exterior upkeep and lawn care are included. Kingfisher Estates is the notable exception — it is not maintenance-free.
Both. Shoreview and LakeHouse Cove are the most established neighborhoods with a meaningful resale market. Communities like Wild Blue, Shellstone, and Bungalow Walk still have active new construction with builders offering model tours. Some communities are essentially sold out on new construction with resale as the primary path in. Current availability changes quickly — the best way to know what's actually on the market right now is to call.
Two very different products. Star Farms (Manatee County) is a large gated community with multiple amenity centers, a restaurant and bar, a heavy activity calendar, and a wider price range including townhomes. It's more self-contained and resort-like. Waterside (Sarasota County) is less gated, more design-focused, built on actual water infrastructure, and positioned for buyers who value proximity to downtown Sarasota and the beach over internal amenity density. Both are excellent — the right one depends on what you're optimizing for.
WORK WITH A LOCAL
I relocated to Lakewood Ranch from the Northeast, built this market from scratch, and live here. I’m not going to hand you a brochure — I’m going to tell you which communities have builder incentives right now, which ones have HOA headaches I’ve seen in transactions, and which floor plans resell well.
I close deals. I’m on track for 16–19 sides in 2026 as a solo agent. That pace comes from being honest with buyers rather than telling them what they want to hear.
The Lakewood Ranch real estate market is competitive and highly neighborhood-specific. Pricing strategies, builder inventory, HOA rules, and timing all play a role in successful transactions.
