The data is in — and here’s the real story: We’re no longer in the 2021–2022 frenzy.
We’re not in a downturn either.
We’re normalizing.

And honestly? This is a healthier market.

• Sarasota Median: $490,000 (-7.5% YoY)
• Manatee Median: $480,495 (+0.1% YoY)
• ~5 months of inventory (balanced market)
• 45–60 days average time to sell
👉 Translation:
Buyers have leverage again.
Sellers must price correctly from day one.
Well-positioned homes move — overpriced ones sit.

🏢 Condos
• Prices down ~9–10%
• 7–9 months of inventory
• Longer marketing times
Condos are firmly in buyer-advantage territory, largely due to insurance costs, HOA increases, and tighter underwriting.
That said — properties are still selling.
Just at realistic pricing.
